The opportunity to create more space
The client requested a rear dormer master bedroom with an ensuite. Our surveyor explained that we could also extend into the rear wing of the loft, allowing for an L-shaped or outrigger loft conversion. This would provide the client with additional space for a home office, which was ideal as they worked from home most of the week. This conversion could be completed under permitted development, meaning no planning permission was required.
How we can achieve a conversion like this for your home
Birmingham has many terraced properties, and these are prime candidates for loft conversions. Most rear outriggers can be converted, provided the loft conversion company has the necessary planning and construction expertise. Touchstone Lofts has successfully completed many outrigger loft conversions in Selly Oak, Birmingham, as well as in other areas such as Edgbaston, Selly Park, Moseley, Harborne, Northfield, Sheldon, Bournville, Cotteridge, Kings Norton, Rubery, Halesowen, Bearwood, Smethwick, Great Barr, Longbridge, Yardley, Erdington, Walmley, Wylde Green, Boldmere, Hamstead, Quinton, Bartley Green, Hockley, and Shirley.
The client was thrilled, and our architect produced detailed plans which were submitted for approval. Once all parties agreed, the plans were sent to the council for permitted development approval, which was granted eight weeks later.
Upon arriving on site, after the scaffolding was erected, work commenced. We also replaced the front roof, as it was well beyond its lifespan. Throughout the project, the client was consulted on various aspects, including design and layout, room sizes, staircase design, window sizes, and specifications.
The dormer was clad in slate, and high-quality insulation was used throughout the loft to retain heat and meet building regulations. Additionally, the insulation reflects heat, preventing the loft from becoming a “hot box” during the summer months.
The final outcome was the addition of a new third floor to the home, featuring a modern, high-quality loft conversion that includes a bedroom and large shower room in the outrigger, as well as an office area in the front section of the loft.
